There is never a bad time to buy land. Land is always
a commodity which gives a good return to any would be investor.
Land; from a different viewpoint is also the site on which
a dream can be realized and for many people this dream consists
of a building which provides them with a place to escape to.
Whether it be a shack or a mansion; the important thing is
that it is essentially a home away from home. A place to kick
off your shoes sit back and relax.
Own a Piece of Bulgaria
Bulgaria provides many opportunities to purchase land, in large or small
amounts (depending on the buyer's wishes and the depth of his/her
pocket).
As in every other country location will affect
the price you will have to pay and it goes without saying that holiday
resorts (including beach or sea side properties and ski resorts) will
tend to fetch higher prices.
Prices will also be higher in cities
with Sofia being top of the list.
That is not to say that cheaper prices cannot
be found in all of these types of locations but the rule
is that these cheaper property opportunities will tend to be
in areas which are further away from resorts and cities.
Everyone will have their preferences and there
are many beautiful places to buy land where prices will be
lower than in those mentioned above. You may have a hankering for the
peace and solitude that country living brings. Or you may wish to live
in an area where hunting and fishing is accessible.
Hot springs or mineral springs may appeal.
Health spas may be your bag.
All of these and more can be found and you will
be able to find a piece of land which will belong to you
(once purchased).
However because there are laws related
to land in Bulgaria just as anywhere else. We have already talked
some of the problems in the legal section but there is something
else which you should be aware of.
Laws Regarding the Classification
of Land
As in Britain there are areas left
over to agriculture and where land is nominated as agricultural
there will be a corresponding drop in price. This is because
(generally speaking) building will not be allowed.
It is possible to build however
if the piece of land is big enough to qualify for assignment
as an agricultural property on which a house can be built (contact
us for details)
It is essentially "greenbelt"
Greenbelt of course is a misnomer
because in Bulgaria this type of land is known as unregulated
that is to say it does not fall into the areas affected
by plans for development. Regulated land does however
and therefore building will be allowed. Plans will still have
to be submitted prior to building or rebuilding.
Land development is regulated
by municipalities and it is possible to have unregulated
land re-designated, As a general rule however rescheduling
is easier to achieve in smaller municipalities than in
larger ones.
Certain factors will influence decisions
made, these may include plans for intended use or the
availability of water and power for example. In any case there
will be a cost which is governed by the municipality and there
will also be a time scale which can be between 5 and 9 months
before decisions are made.

The services of a lawyer
will have to be employed to accomplish this and also the
services of an architect will be advisable.
There is a point to be made here
and that relates to the apparent 'cheapness' of the land
available. The cost involved will have the effect of
making the land more expensive in the longer term. That is unless
you are prepared to build a small farm building which
will be used to assist you in growing crops!!
